The answer is more related to a generational financial problem than to well-being and productivity. Thanks to technology, many jobs can be managed remotely. However, there are also many people who prefer the office as an escape mechanism to avoid a horrible life and home (toxic marriage, hatred towards their children, ugly neighborhoods and houses), or those with a psychopathic mindset who only use the family image as a tool to mask their true personality of exploitation over the others, and "0ffice" is the only legal way (Politics is the other).

Paradoxically, workers who love the office in order to have a more productive day are often incompetent (they are functional idiots who are very beneficial to companies... There are many articles about it). In addition, there are resentful people who, if they don't have remote jobs, will do everything they can to prevent others from having them either. If they aren't better off, no one else will be.

Although the 80% is explained by the above, the 20% explanation has the most relevance: investments in real estate and industry linked to. If workers leave the office, the bubble will burst again because all the wasted money on buildings will collapse. In the new Cold War Era, there's still a need to justify the massive capital injections that companies and governments will make. In addition, many workers from all over the world will return to their countries due to the end of economic globalization, and offices will be needed.

In the past, they fabricated studies to justify that remote work was best; now they'll come up with studies to justify that office work is better. Inspired in the above trend, the chart shows a portfolio of the six largest office REITs. The optimization was to maximize the Sortino index (return versus downside volatility). With a long-term vision, it might be very interesting to take positions with an expectation of modest to medium returns (without expecting unrealistic results).
